Ventura County Home Sales: The January 2021 Hotness Update
Keep in mind that for January’s report we are looking at data from December 2020.

Let’s keep this short and simple. I’m trying a different format for this month, to get right to the essence of what’s going on in our local real estate market here in Ventura County.

Can you say “tight supply?”
Increased new listings.
Increased pendings/under contracts (in escrow).
Increased closed home sales.
The price is up, the time on market is down.

Days on Market Continues Its Downward Plunge
You can see that over time the trend is down. And this chart shows 5 years worth of market data.
The Ups and Downs of New Listings
Decembers are typically low for new listings. Same in December 2020. See those bottoms?
Sold Data for the last 3 Decembers
Here’s where you see a dramatic difference in number of closed sales. That’s a DRAMATIC increase in what is typically the slowest month of the year.
Real Estate Market Statistics: How’s Your Zip?
Same winners as usual. Simi Valley’s two zip codes, 93063 and 93065. The Thousand Oaks/ Westlake Village 91362 also had quite a bit of activity.
I’m reposting the Realtor.com forecast for the top housing markets in 2021. Thousand Oaks is on the list, so let’s watch it closely.

There is record activity right now. But the same wisdom of pricing it right to get immediate activity still holds true.
The Ongoing Covid-19 Home Shopping Rules of the Road That You Need to Know
Until Covid has passed, here are the rules for seeing houses.
- No open houses permitted. VIRTUAL OPEN HOUSES only. Pictures are important!
- Virtual tours and 3-D photos are preferred, and buyer viewing photos is a prerequisite to showings. (Most people need to see the house to make a decision.)
- Masks, gloves, hand washing/gel, remove shoes/use booties. Posted warning at door is now required.
- Same as last month: Mandatory signed disclosures to enter the property: EVERYONE.
- Same as last month: Sellers cannot be home during showings in order to prevent virus spread.
- Same as last month: Number of buyers at showings limited to 2. Don’t bring a friend. There are restrictions to protect both buyers and sellers.
- Same as last month: Serious buyers only (Lender pre-approval and downpayment money). No looky loos). Increasingly sellers and listing agents require Proof of Funds as well as a Pre-Approval letter from a lender in order to see the propery. That means that it’s important to get pre-approved by your lender in advance.

Same low supply. Will it increase in the months to come? Hmmmm….Hope so.
